How Poconos Airbnb Management Fees Are Charged
The base a fee is charged on matters more than the rate. This page sets out how Ideal Property Management charges and what to ask any manager.
What the Fee Is Charged On
Ideal charges its management fee on net rent, which is the money left after the platform fee and the cleaning fee come out. It is never charged on the platform fee or the cleaning fee. Take a $1,000 weekend booking with a $150 platform fee and a $200 cleaning fee. Net rent is $650, and $650 is the only amount the fee touches.
What Happens in a Strong Month
When a home’s rent passes $5,000 in a month, the rate on the money above $5,000 drops for that month. Each month stands alone. A $10,000 July earns the discount in July, and a $3,000 October does not inherit it. There is no annual true-up and no carryover.
Costs That Pass Through
The fee covers the management work: the booking portals, pricing, guest communication, scheduling the cleaners, arranging lawn care and snow removal, coordinating repairs, and ordering and stocking the owner’s closet. The work on the house is billed to the owner at actual cost, and nothing is added. Repairs, lawn cutting, snow removal and the real cost of restocking supplies are all in that group. Ideal makes no money on third-party costs.
Agreement, Owner Use and Pets
- The agreement runs one year, and either side can end it with 30 days’ notice.
- The owner can use the home at any time at no charge. We block the dates, and a cleaning charge applies after an owner stay to cover sheets, towels and turnover.
- The owner decides whether pets are allowed. When they are, the pet fee is paid by the renter on top of the rental cost.
Why We Do Not Print a Percentage
A percentage alone does not tell you what you will keep. A six-bedroom lake house and a two-bedroom unit on Main Street do not cost the same to run or earn the same. We would rather show you a statement for a home like yours and let you compare what reaches you. The pricing page covers the same terms with a worked example, and our guide to full-service Airbnb and VRBO management in the Poconos shows what the fee covers.
What to Ask Any Manager
Put the same questions to every company you consider, and ask for the answers in writing:
- What is the fee charged on: the booking total, the rent after the platform fee, or the rent after the cleaning fee too?
- Does the rate change in a strong month, and does the change carry over into other months?
- Which costs pass through to me, and does anyone add a markup to them?
- How long is the agreement, and how much notice do I give to leave?
- Can I use my own home, what does it cost and what is blocked?
- What did a comparable owner keep last year, shown on a real statement?
