How Our Management Fee Works

Charged on what you keep, never on the booking total.

Our management fee is charged on your net rent, what is left after the Airbnb or VRBO fee and the cleaning fee come out. In a strong month the rate drops on everything above $5,000 of rent.

What Is the Fee Charged On?

One weekend booking
Booking total $1,000
Airbnb host fee $150
Cleaning fee, paid by the guest to the cleaning team $200
Net rent $650
Our fee is charged on $650.

Take a $1,000 weekend booking. Airbnb keeps about 15% as its fee, so $150 comes off the top. The $200 cleaning fee goes to the cleaning team, not to you and not to us. What reaches your pocket is $650, and that is the only number our fee touches. We do not make money on Airbnb's fee or on cleaning.

What Happens in a Strong Month?

When a home's rent passes $5,000 in a month, the fee on the money above $5,000 drops for that month. Each month stands on its own. A $10,000 July earns the discount in July. A $3,000 October does not inherit it. There is no annual true-up and no clawback.

What Is Not Included?

The cleaning fee is paid by the guest and goes to the cleaning team. The management fee covers the management work itself: the booking portals, pricing, guest communication, scheduling the cleaners, arranging lawn care and snow removal, coordinating repairs, and ordering and stocking your owner's closet. The work on the house is billed to you at actual cost, with nothing added: repairs, lawn cutting, snow removal and the real cost of restocking the supply closet. We make no money on third-party costs.

Can I Still Use My Own Home?

Yes. It is your home, and you can use it whenever you like at no charge. Tell us the dates and we block the calendar. After an owner stay, a cleaning charge covers the turnover: sheets, towels and a full reset before the next guest.

Is There a Long-Term Contract?

The agreement runs one year, and either side can end it with 30 days' notice.

What About Pets?

You decide. Marty's own view is that allowing pets raises occupancy and rental income, but the choice is yours. When a home takes pets, the pet fee is charged to the guest on top of the rental cost.

Why We Don't Print a Rate

Every home's setup is different. A six-bedroom lake house with a hot tub and a two-bedroom unit on Main Street do not cost the same to run or earn the same, and a percentage on its own tells you nothing about what you will keep. We would rather show you a statement for a home like yours and let you compare the net. If you are comparing managers, ask each one the same two questions: what is your fee charged on, and what did a comparable owner keep last year.
