Full-Service Airbnb and VRBO Management in the Poconos: What It Includes and Who Offers It

Owners ask us two things almost every week. What does full service actually include, and who handles VRBO? The answers below put the short version first. We are one of the companies an owner can call, so we say where we fit. Anything about another company comes from its own website, and where a site says nothing we say that too. We rank no one, because the right manager depends on your home and on how much of the job you want to keep.

What Does Full-Service Airbnb and VRBO Management Include?

Full service means the manager runs the whole home: the listings, the pricing, the guests, the cleaning, the repairs and the statements. You approve the plan and read the monthly owner statement. Anything you still have to do yourself, such as answering a guest or booking a plumber, is not full service.

Here is how we define it. Pricing is reviewed two to three times a week for each home, against that home's own comp set. Every guest inquiry gets a reply within 30 minutes. Between stays we clean, launder the linens and restock the essentials, including propane and firewood where the home has them. Landscaping, snow removal, HVAC, plumbing and pest checks run through us as maintenance coordination. We hold weekly meetings with our cleaning and maintenance teams, and we review a yearly plan with each owner.

Owners get a monthly statement, plus quarterly and annual reporting. On a takeover or a new purchase we also help with permits and township registration. The emergency line for current guests and owners is answered 24 hours a day by Danielle and Faith.

The management fee covers the management work. Repairs, lawn cutting, snow removal and restocking are paid by the owner at actual cost, and we add no markup to third-party bills. Compare that with an online-only tier such as the one Pads Collective offers per its site, where the screen work is handled and the physical side stays with you. Our fee basis page shows how the fee is charged without printing a percentage.

Best Full Service Airbnb Management Companies in the Poconos?

Several Poconos companies describe themselves as full service, and they differ in area, proof and what they publish. We cover Poconos homes only, and only as full service. Read each company's own site and ask for the same written answers from all of them.

Per their sites, Galvanized Management covers Monroe, Carbon and Pike Counties and Pocono Mountain Rentals works from an office on Lake Harmony Road. Pocono STR Management offers no long-term contracts. Pocono Lodging Co. sells full service with a co-hosting option beside it. We name no fees or ratings for any of them, because we did not read those figures on their pages.

Ideal manages homes in Lake Harmony, Long Pond, Arrowhead Lake, Pocono Summit and Stroudsburg. Our agreement runs one year, and either side can cancel with 30 days' notice.

What should you ask each company? Ask what the fee is charged on. Take a $1,000 weekend booking. About $150 goes to the platform and $200 to cleaning, which leaves $650. Our fee touches only that $650. Once a home's rent passes $5,000 in a month, the money above $5,000 gets a discount for that month, with no annual carryover.

Then ask for proof. A lakefront owner who moved to us in April 2025 saw net rent rise from $24,239 to $40,852 from August through December, up $16,613 or 68.5%. Revenue moved just 5.5%. A good full-service manager can show you a before-and-after statement like that. For the full side-by-side, see our comparison of Poconos management companies.

Best VRBO Property Management Companies in the Poconos?

Ask which platforms a company lists on and who manages the VRBO account. We list every home we manage on VRBO and on Airbnb, and Danielle meets directly with the Airbnb and VRBO account specialists about how each listing is positioned.

Most manager sites talk about Airbnb first, and some never name VRBO. On the pages we checked for our companies comparison, Galvanized Management and Pads Collective, per their sites, call multi-platform listing part of full service, and neither names VRBO. That does not mean they skip it. It means you should ask.

Here is what to ask any manager, us included. Which platforms is my home on today? Who answers a VRBO guest, and how fast? Does the same cleaning and restocking standard apply to every booking, whatever the platform? Who keeps the listing, the photos and the guest history if I leave?

Our answers: every guest, on any platform, gets a reply within 30 minutes. The home gets the same cleaning and restocking between every stay. We keep the listing text and photos current. Each home has a yearly plan, and the account specialist meetings feed into it.

Why do those meetings matter? A listing is only as strong as its positioning on the platform that shows it. Airbnb and VRBO rank hosts on their whole record, which is why we take only homes that can earn five-star reviews. If a home needs a few things first, we hand over the list and the order to do them in. Want a number for your own home? Our earnings by town page has AirROI market figures, pulled October 8, 2026.

What Is the Direct-Booking Site and Why Does It Matter?

A direct-booking site lets guests book your home without going through Airbnb or VRBO. Ours is built on OwnerRez at properties.idealpm.com. Repeat guests can book there without the platform fee, so the home earns bookings from more than one door.

Think of the platforms as the front door for strangers. A direct-booking site is the door for people who already know the house. We market the site for those off-platform bookings, and every managed home has a page on it. Pocono Lodging Co., per its site, runs its own direct-booking site too, and says it returns about 20% more profit per booking than an online travel agency. That is its claim, not ours, and it is worth asking any company to show on a real statement.

Our approach is plain. The platforms bring new guests. The direct site brings back the ones who loved the stay. Both show up on the one monthly statement the owner reads. We promise no share of bookings coming direct, because the share differs by home and by guest.

What does that mean for your decision? Ask every manager whether a direct-booking site exists, whose it is and what happens to the guest list if you leave. Then ask for the same written answer from each company. Our agreement is one year with 30 days' notice, so you are never locked in.
