One Property, Three Ways to Book: Revenue Up 29.4%
A Pocono property with two physically separate units was earning as two listings. We added a third way to book it, both units together for larger groups, and priced all three against each other. Year over year, rental revenue rose from $37,590 to $48,633, an increase of $11,043, or 29.4%, with 16 more completed stays.
The Property
A home with two physically separate units, each with its own entrance, that had been rented as two independent listings. Mid-size groups booked one unit. Large groups, the ones who pay the most per night in the Poconos, had no way to book the whole place.
What We Changed
We built a third listing that offers both units together as one combined stay for larger groups, then set pricing and minimum stays across all three so they compete with the market rather than with each other. A single calendar keeps the three options from double-booking. Guest communication, cleaning and restocking run the same way whether one unit or both are occupied.
What Happened
Completed reservations went from 75 to 91. Rental revenue went from $37,590 to $48,633, up $11,043. The combined listing captured larger groups the property had never been able to host, and the individual units kept booking the mid-size groups they always had.
What the Owner Keeps
More stays at a better mix of group sizes, with the same home and the same square footage. The owner did not add a bedroom or a hot tub. The property was already able to earn this; it needed to be listed the way guests actually shop.
