How Much Do Airbnb Property Managers Charge?

I own three Poconos rentals and run a management company. My first manager hire came with no guide at all, so I wrote this one for the next owner. Full service on Airbnb usually costs 20% to 30% of rental revenue. Online-only runs 10% to 15%. A few mountain and beach markets go higher. Everyone compares that percentage, and it tells you the least. Put two managers at the same rate side by side and you can still end up with very different money. The difference comes from what the fee is charged on, what's included and what gets billed on the side.

The Short Answer by Service Tier

Airbnb management fee ranges by service tier, from published sources checked October 5, 2026

Service Tier Typical Fee What It Usually Covers Sources
Online or "half" management 10% to 15% of revenue Listing, pricing, guest messaging. You handle cleaning and maintenance Awning; Rapid Eye Inspections
Full service, national average 18% to 25% of revenue Everything above plus cleaning coordination, maintenance, restocking, statements Awning, updated October 1, 2026; Houst, April 7, 2026

What Does the Management Fee Actually Cover?

Full service hands the whole house to the manager. They handle pricing, the listings, guest messages, cleaning coordination, restocking, maintenance coordination, permits and your monthly statement. With online-only you get the screen work. That's it. The physical side stays yours. That's why the percentage isn't the real difference. At 9pm on a Saturday somebody has to drive to the house. Your tier decides whether that's you.

Houst's April 2026 guide lists the usual full-service package. It includes listing creation and optimisation, distribution across Airbnb, VRBO and Booking.com, dynamic pricing, 24/7 guest communication, cleaning coordination, calendar management and owner reporting. Awning's October 2026 breakdown agrees with that list. It adds that the cleaning fee itself comes from the guest almost every time. The manager hands it to the cleaner and doesn't absorb it.

1. Charged Separately Almost Everywhere

  1. Cleaning per turnover. The guest pays it in most agreements, and it passes through to the cleaning team.
  2. Repairs and replacements, billed at cost. Some managers add a 10% to 15% coordination markup.
  3. Professional photography, unless the manager includes it in onboarding.
  4. Linens and consumables. Some managers bill them at cost, others bundle them into the cleaning charge.
  5. Onboarding. Depending on the company, it costs anywhere from nothing up to $1,000.

2. Worth Asking About Before You Sign

  1. Contract length and exit terms. Six to twelve month lock-ins are common. Early-exit penalties exist too.
  2. Minimum revenue guarantees. They sound like protection. They often come with conditions.
  3. Markups on cleaning above the cleaner's own rate.
  4. Who keeps the direct-booking guest list if you leave.

What Is the Fee Charged On?

Almost nobody asks this one, and it decides what you keep. Most agreements put the percentage on gross booking revenue. Gross includes money you never see. Awning ran the numbers. Picture a $60,000 property with every booking through Airbnb and a 15.5% host-only fee. A 20% management fee on gross comes to $12,000. That same 20% on the $50,700 that reaches the owner comes to $10,140. Same percentage, $1,860 a year apart.

Our fee works on net rent, meaning what's left after the platform fee and the cleaning fee come out. Here's the example I give every owner. A $1,000 weekend booking loses about $150 to Airbnb's fee and $200 to cleaning. That leaves $650, and our fee touches only that number. Airbnb's fee and the cleaning fee make us nothing. Once a month's rent passes $5,000, we drop the rate on everything above it. We assess that month by month, with no annual carryover. Our percentage isn't published, because a percentage alone tells you nothing. So ask any manager, us included, what the fee is charged on. Get the answer in writing.

Is a Higher Fee Ever Worth It?

Sometimes. A higher fee pays off when the manager produces more net rent than you'd keep at a lower fee or on your own. You can't tell from a brochure. Read a real owner statement. Awning frames it well: run two scenarios. In one you self-manage at a lower revenue per available night. In the other you pay 18% to 25% and earn a higher one with fewer gaps. Then check which leaves more after the fee and your time.

One of our owners moved a lakefront home to us in April 2025. No renovation, no new amenities. Look at August through December, year over year. Rental revenue rose 5.5%, from $48,936 to $51,618. Net rent rose from $24,239 to $40,852, an increase of $16,613, or 68.5%, with the same deductions both years. Revenue barely moved. The number the owner lives on jumped. A management fee should buy that.

How Do Poconos Fees Compare to the National Range?

The Poconos sit at the high end of the national full-service range, and most local companies don't publish a rate at all. We checked the local managers on October 5, 2026. Two publish a full-service rate, and both say 25% of gross revenue. One of them also offers an online-only tier at 12% of gross with a $1,000 onboarding fee. The rest, us included, quote per home. Rapid Eye Inspections' July 2026 fee statistics put mountain markets at 30% to 35% on average. Against that, 25% in the Poconos is not out of line.

The rate varies less than what's included. Some local companies fold in permits, tax remittance and hot tub service. Others bill them separately. Some manage 175 homes. Some manage fewer than 20. Ask what a comparable owner kept last year under that manager. No statement to show? Then you're buying a percentage on faith.

3. The Questions to Ask Every Manager

  1. What is your fee charged on: gross bookings, or net after the platform fee and cleaning?
  2. Which costs go on a separate bill, and with what markup?
  3. How long does the agreement run, and what does leaving cost?
  4. Who answers a guest at 11pm, and how fast?
  5. Can I see a before-and-after statement for a home like mine?

What a 25% Fee Costs in Each Poconos Town

Start with a median Lake Harmony home. A 25% fee on gross revenue runs $12,309 a year. The same 25% on net rent, once a platform fee of about 15% comes out, runs $10,463. That's a $1,846 gap from a single assumption, and the percentage hasn't moved. The table below runs the same math for every town where Ideal manages homes today. Each row uses its own town's median revenue, not a regional average.

What a 25% fee costs by town, from AirROI market metrics, pulled October 8, 2026, October 2025 to September 2026

Town Median TTM Revenue 25% of Gross 25% of Net Rent Gap
Lake Harmony $49,236 $12,309 $10,463 $1,846
Long Pond $54,014 $13,504 $11,478 $2,026
Arrowhead Lake and Pocono Lake $48,251 $12,063 $10,253 $1,809
Pocono Summit $58,198 $14,550 $12,367 $2,182
Stroudsburg $36,561 $9,140 $7,769 $1,371

The net rent column assumes a platform fee of about 15%, the same proportion as the worked example above. Cleaning is a pass-through: the guest pays it and it goes straight to the cleaner, so we don't subtract it a second time here. One percentage, charged on a different number. The gap shows up in all five towns.

Frequently Asked Questions

Airbnb management companies in the Poconos with the lowest fees

The lowest published fee in the Poconos is an online-only tier. It costs 12% of gross revenue plus a $1,000 onboarding fee, and the owner keeps the cleaning and maintenance. The full-service rates published locally sit at 25% of gross. Watch the base, though. A low percentage on gross can cost more than a higher one on net rent, so compare what each fee is charged on and what gets billed separately before you compare the number itself. Ideal charges on net rent and quotes per home.
