Lake Harmony: From Closing to Hosting in One Week

New owners closed on a turnkey home in the Lake Harmony area days before Labor Day weekend, with guests already booked under the previous owner. We handled permitting, transferred the reservations, spoke with every incoming guest, finished the small updates and had the home ready to host within the same week as closing. In the operating period that followed, the home earned $41,153 across 40 stays.

The operating period after closing
Rental revenue $41,153
Completed guest stays 40
Guest nights 110
Rental revenue per guest night $374
Figures supplied by the owner and Ideal Property Management.

The Property

A turnkey home in the Lake Harmony area, bought with existing reservations on the calendar and a holiday weekend days away. The buyers' risk was obvious: cancel the stays and start from zero reviews, or host guests they had never spoken to in a home they had just received the keys to.

What We Changed

In the same week as closing we coordinated the township permitting, moved the existing reservations into our system, contacted each incoming guest with new arrival instructions and a guidebook, completed the minor updates the home needed and ran a full guest-readiness check. The first guests arrived on schedule.

What Happened

Over the operating period that followed, the home hosted 40 stays and 110 guest nights and produced $41,153 in rental revenue, an average of $374 in rental revenue per guest night. No booked stay was lost in the handover.

What the Owner Keeps

A home that started earning in its first week instead of its first season, and a review history that began with the guests who were already coming. For buyers and the realtors who work with them, this is the lane we are built for: close, hand us the keys, host that weekend.
