The Property

A lakefront vacation rental in the Arrowhead Lake community, already on the market and already under professional management when the owner came to us. The goal was simple: make the home earn more for the owner without spending on renovation or new amenities.

What We Changed

We built the home its own comp set and started reviewing pricing two to three times a week, with minimum stays, gap nights and seasonality set for a lake home rather than a software default. We took over guest communication with a 30-minute reply standard, tightened cleaning and restocking between stays and watched expenses line by line, because a full calendar that costs too much to run is not a win for the owner.

What Happened

Over the same August to December window, rental revenue went from $48,936 under the prior manager to $51,618 under Ideal, an increase of $2,682. Net rent, which is what the owner actually received after the rental-related deductions, went from $24,239 to $40,852. The owner confirmed that both years used the same deductions, including maintenance, so the two periods compare directly.

What the Owner Keeps

Revenue rose 5.5%. Net rent rose 68.5%. That gap is the whole point of how we manage: the headline number barely moved, and the number that matters to the owner moved by $16,613 in five months. A full calendar is only part of the story. What the owner keeps matters.
